Fire Event and the Response

Oleander Pointe Condo experienced a fire on the riverside, south end of Building B around 6p, 5/3/25. It was confined to the grassy area including the shrubs, palm trees, and mulch and involved the handicap ramp walkway leading to the area between Building B and Building C.

Because of the height of the fire, the B building (up to the 5th floor) sustained smoke and heat damage while no fire was evident with in confines of the building, paint and awning damage was evident.

During the suppression of the fire, windows were broken in a unit on the second floor and the spray of the fire hose damaged the sprinkler head within the unit causing water and smoke damage.

Many fire and police units responded to fight the fire and establish a perimeter. Once the fire was contained, fire personnel and OPCA Board members assisted in inspecting the lower level and main level garages that may have been affected. Also fire personnel and Mr. Hampton entered all units on the 2nd and 3rd floors of that building to inspect for any damage.

Sandy Bean, our manager, was present and assisted with decision making. Josh Ranew, our insurance agent, was on property and was facilitating a fire inspector in evaluation of the damage. A restoration company was notified and was on site by 10p removing water from B204, B205, and B206. The Brevard Room sustained slight water damage from the fire sprinkler activation.

The Cocoa Fire Marshall was on property that evening and the cause of the fire could not be determined. The report can be found under Documents on the Oleander webpage.

At 5am on 5/4/25, the ramp walkway reignited and fire personnel were recalled. No alarms were activated because the fire area was away from the building proper.

The insurance company settlement provided monies to repair/replace the damaged areas. The repair/restoration is complete.

All residents responded properly and in a timely manner during the evacuation.
